Binnenstad Amsterdam I CV is a new initiative of Heeneman & Partners. The fund focuses on the Amsterdam city center with investments in real estate used by shops, restaurants, and organizations with a social function.
Amsterdam's famous canal belt is on the Unesco World Heritage List and attracts many visitors. The attractive mix of shopping, recreation, living and working means that the city center of Amsterdam has a magnetic effect on countless visitors from home and abroad.
Objects in this fund can have retail, hospitality, social or other uses as long as the content and destination under public law are scarce in the area and are in high demand among users. The new objects to be purchased must contribute to the risk/return profile.
The first purchases involve two stores in the famous “De 9 Straatjes” shopping area in the center of Amsterdam. Berenstraat 11 and Hartenstraat 13 are both leased to international brands. The Berenstraat is leased to the fashion brand Paul Smith and the Hartenstraat to the international fitness and yoga clothing brand Lululemon. The 9 Streets are familiar to tourists and local consumers alike. This concerns the intermediate streets that cross the four (western) main canals. There are mainly nice boutiques, cafes and restaurants, with local brands but also (international) designer brands. As an investment, this is a scarce location with a clear profile and a constant demand from retailers and other users for suitable stores.
Including additional purchase costs and working capital, the total initial investment amounts to approximately €5,400,000. Binnenstad Amsterdam I CV has currently issued 216 participations of €25,000 each to finance the purchase. Participation is possible with a minimum of four participations. Initially, no bank loan is attracted partly due to the current interest rate. This can still occur later, provided the bank financing does not negatively affect the intended average annual distribution.
